Booking Conditions

BIG4 Beachlands is a Smoke Free Zone

Smoking is not permitted within BIG4 Beachlands. People caught smoking in the park (outside the designated area on the park boundary) will be asked to leave.

Minimum night stays

  • Minimum booking periods apply for accommodation and campsites during school holidays and special events
  • 3 night minimum stays are required on long weekends
  • 2 night booking period applies at all other times of the year (unless specified 1 night)

Deposits and Tariffs

  • Adult tariff applies to persons above 15 years of age
  • Child tariff applies to guests aged 2 to 15 years of age
  • Children under 2 years of age are free of charge
  • Payment may be made by Visa, Mastercard or direct deposit
  • Cheques and money orders are not accepted
  • Tariffs are not refundable if you choose to cut your stay short
  • Peak, High & Shoulder Periods - 1st Night's Deposit due at time of booking, Full payment due 30 days prior to arrival.
  • All other times - 1st Night's Deposit due at time of booking, Full payment due upon arrival.


  • A credit card pre-authorisation of $200 is required for all accommodation bookings
  • Site bookings require a $50 cash bond for the issue of a boom gate remote control
  • Site bookings with dogs will need a $50 cash bond on arrival for sites only 

Check-in and Check-out

  • Reception hours are 8am to 6pm
  • Guests arriving outside these times must contact the park during opening hours to make alternative arrangements
  • Guests who fail to arrive on the designated day or by 10am the following day will forfeit all monies paid
  • Check-in time is from 12pm for sites and 3pm for accommodation
  • Check-out time is 10am. Late check-outs can be arranged at an extra charge and are subject to availability
  • Accommodation units are serviced on departure only, unless prior arrangements have been made


In order to ensure the comfort, enjoyment and safety of all guests staying at BIG4 Beachlands there are specific guidelines in place to ensure all dog owners take responsibility in regards to the actions and behaviour of their dogs. Please be aware that if you fail to adhere to these guidelines you will be asked to leave the park immediately without refund.

  • Dogs must be registered and desexed
  • Only one dog allowed per site/accommodation
  • The dog must be leashed (leash to be no more than 2 metres in length) at all times while not in your van, tent or accommodation
  • The dog must be supervised at all times and never left unattended inside a tent, van or accommodation unit
  • Dogs are not allowed in any common areas of the park including camp kitchen, pool area, amenities, playground or any public areas
  • Dogs, and any dog related accessories, must not be washed or cleaned anywhere within the park
  • Dogs aren't to be walked throughout the park, we have a pet friendly beach 150m away 
  • Dog owners are 100% responsible for picking up and disposing of their dog’s waste
  • Any guests whose dog is deemed noisy, disruptive, aggressive or is the subject of complaints from other guests may be asked to vacate their site. This is a management decision.
  • Dogs are acepted at managers descretions and some breeds will not be accepted. 

Dog owners MUST contact the park directly on 08 9752 2107 or to make a reservation.


Guest in the park who are deemed by management to be any of the below, will be asked to vacate the premises immediately.

  • Behaving in a socially unacceptable way
  • Causing damage
  • Disturbing other guests
  • Using unacceptable language
  • Not adhering to park guidelines

No refund will be given and charges will apply for any damage caused.

We reserve the right to refuse a booking at any time from any person reasonably believed to:

  • Not be the person named on the booking;
  • Not be the person named on the credit card or not authorised to use the card;
  • Not be able to pay for any charges;
  • May cause damage to the property of the Park or other guests;
  • May exhibit socially unacceptable behaviour;
  • Be younger than 18 years of age and not accompanied by a responsible person over that age; or
  • Be concealing a dog or other unauthorised animal.

Booking/Cancellation Policy

This policy is for all bookings other than Leavers. (For Leavers cancellations please refer to the Leavers Booking Conditions.

All reservations require a bond (deposit) to be paid at the time of the reservation. Without a bond, we are unable to make you a reservation. The minimum bond payable is equal to one night’s tariff.
Any changes to reservations or cancellations will incur an administration fee of $35.00.
All cancellation must be made directly with the park in writing.
Upon cancellation, monies paid (minus any cancellation fees) can be credited to a client account for future stays. Any money transferred for future stays at the parks will only be valid for 12 months from the original reservation date. No credit or refund will be available for early departures or cancellations once arrived.

Off Peak Periods
Cancellations received more than 14 days prior to reservation date, will receive a refund of monies paid minus a cancellation fee.
Cancellations made within 14 days from the reservation surrender the bond (one’s night tariff). Any remaining monies can be refunded or applied to a client account.
Cancellations made within 48 hours of the reservation, surrender all monies paid.

Peak, High & Shoulder Periods
Full payment may be required by a designated date; this will be supplied upon the reservation (approx. 30 days for peak and selected shoulder periods).
Cancellation made before the designated full payment date will receive a refund of all monies paid minus a cancellation fee.
Cancellations made after the designated full payment date surrender all monies paid.

3rd Party Bookings
Booking/cancellations policies for 3rd party bookings may vary depending on the specific website. Please check the booking conditions included in the terms and conditions of the booking website.

Your booking is for a set time and, once confirmed, any change will result in liability for payment of the whole of the time booked unless you have cancelled in accordance with this policy. Cancellations must be made in writing. For your own peace of mind, we recommend that you consider taking out domestic travel insurance.
